Rates and Property Information
Because the Council gets the majority of its income from taxes on property (rates) it holds detailed information on each property in the city. Much of this information is available for public inspection.
The information below details how rates are calculated and charged. You can also see details of when rates are due and what options there are for making payment.
General Revaluation 2007
The valuation rolls for Hutt City Council have been revised by Quotable Value Ltd (as the Council's valuation service provider).
The revised values are as at 1 September 2007 and will be open for public inspection, free of charge, during office hours, at the Council Administration Building, 30 Laings Road, Lower Hutt.
Objections to the revised valuations must be lodged, in writing, by 24 January 2008. Objection forms are available from Hutt City Council or Quotable Value Ltd and should be returned to QV Rating, PO Box 5019, Wellington.
Alternatively objections can be completed and submitted electronically. To access the online form use this link Objection Form
It is also important that owners remember that an increase in the rateable capital value of their property does not mean their rates will rise by a similar percentage. The Council uses property values to allocate the rates it needs to collect across all ratepayers - it doesn't collect more rates from one just because capital values have increased.
The actual rates increase will depend on a range of factors:-
- The Council's overall rates budget
- The capital value increase for a property compared to the average
- Any change in targeted rates or the Council's rating differential
Hutt City Council is required to make its Rating Information Database available for public inspection.
