Under Section 88 of the Resource Management Act 1991

The following information MUST be included with your application for Resource Consent:
- The name and address of applicant and owner/occupier of land to which the application relates.
- Type of consent sought and other resource consents required.
- A description of the activity and its location.
- An assessment of effects (See Infosheet: Preparing and Assessment of Environmental Effects, for further guidance)
- Signature of applicant or person authorised to sign on behalf of the applicant and date.
- Certificate of Title (pictorial and written pages) and a copy of any encumbrances listed on it.
- All other information required by the District Plan (see attached copy of Section 17 of the District Plan including copies of the Site Plan and Elevations to scale).
- Signed plans and ‘Approval of Person Affected by an Application for Resource Consent’ forms, where written approval from affected persons has been obtained.
- Application Fee: The application fees payable are set out in Council's Resource Consent and Subdivision fees list.
Application fees cover the cost of processing your application only. Additional charges may apply. Consultants’ fees and costs of disbursements will also be additionally charged and invoiced when consent is completed.

You must pay the charge, payable to Hutt City Council, for the resource consent application under Section 36 of the Resource Management Act 1991.

To avoid unnecessary delays in the processing of your resource consent your application WILL NOT be accepted by Hutt City Council unless ALL of the information requested above has been provided. If you have any questions about

Environmental Effects

In this section you must outline all the adverse effects your proposal is likely to create and steps you intend to take (or have already taken) to lessen those effects.
Residential Character
Describe the character of the neighbourhood and how your proposal will be in keeping with, orchange the character of, the area. Is it, for example, mainly low-rise housing spaced far apart, or more built up, with blocks of flats and two-storey houses close together? Is it quiet and leafy or intersected by lots of busy roads and dotted with shops? In that context, does your proposal blend in or stand out?
Visual Impact
What will be the visual impact of your proposal on neighbours? What will your neighbours see? Is the buildingscreened by fences or vegetation?
Residential Character
Describe the character of the neighbourhood and how your proposal will be in keeping with, orchange the character of, the area. Is it, for example, mainly low-rise housing spaced far apart, or more built up, with blocks of flats and two-storey houses close together? Streetscape
How will it appear from the road front? Will its size be proportionate to that of other houses in the street? Will it particularly dominate one neighbour? Is it consistent with the appearance of other buildings in the area when viewed from the street? Will it be, say, clad in weatherboards like its neighbours? Will it look like it was built in the same era as its neighbours? Or will it be quite distinct in appearance?
Traffic
How does it affect traffic visibility, car parking spaces, access and on-site manoeuvring? Will it generate extra traffic, and if so, how much?
Vegetation
Describe the type and amount of vegetation that will have to be removed because of your proposal. Show vegetation you intend to keep and any landscaping you propose - including when you propose to do it.
Earthworks
Describe the visual effects of your earthworks, as well as sediment control measures.
Privacy
Will your proposal compromise your neighbours’ privacy? Will you, for example, be able to overlook someone in away that was not possible previously? Changing the placement of a window, or moving it above eye level so it simply admits light may remedy this problem.
Shading Effects
Will the building shade adjoining properties and at what times during the day? Think about how the sun islower and rises and sets in different places compared with summer and what that will mean in terms of where your building casts shadows.
